• We will be contacting you two weeks before your move out date to schedule a time for your move out inspection. You do not have to be present during the move out inspection, but we encourage you to be there in case there are any last-minute items that need to be addressed.

If your move-out date falls on a Saturday, unfortunately we cannot schedule your move out inspection that day due to the office being closed. If you would like to be present during the inspection, we will need to schedule it Friday before or the following Monday. If you schedule for Friday, you will still owe rent for Saturday. If you schedule for Monday, you will owe an additional two days of rent (Sunday & Monday). If you choose to move out Saturday without scheduling an inspection with us, please leave your unit keys, pool pass & forwarding address in our drop box.

If you plan to move out before your scheduled date, please be aware that your account must be paid in full through your move out date before vacating or you will be subject to collections. Per your lease agreement, failure to vacate the unit by your move-out date will result in a daily rental charge of 3x the normal daily rental rate.

As a reminder, the Security Deposit refund will be issued as ONE check with all financially responsible tenants as the Payee(s). This is a legal requirement and we would encourage discussion among payees of how the refund is to be handled if multiple names will be on the check. In order to receive a full refund, please reference your Security Deposit Holding addendum.

Please make sure you have cleared the unit of all furniture and personal items and that you have completed all necessary cleaning or repairs.  Please visit our Standard Charge Sheet page so you can reference the items that are assessed during the inspection for charges that we might post against your security deposit if we need to do any cleaning or repairs after your move out.

Please remove hardware and stickers (nails, screws, sticky hooks, labels, etc.) from the walls. We also ask that you patch all holes in the walls, trim or doors using spackling paste. Sand the patched holes using the spackling paste until they are smooth and ready to paint. Should you have any walls that need painting, the Property Coordinator will address that with you at your Move-Out inspection.

Also, please make sure the following items have been arranged on or before your move-out date:

  • Schedule Utility Disconnection
  • Change of Address with U.S Postal Service
  • Provide Forwarding Address (if not provided within 30 days of move out, we will retain Security Deposit)
  • Pool Pass Returned ($25 charge per pool pass if not returned
